Multi-risk Insurance for Flats: Contents and Service Charges Cover

A couple check their flat’s comprehensive insurance policy on a tablet at their dining table

In a flat, the building insurance, contents insurance and service charge insurance cover different interests. If the cover is not properly coordinated, you may find out in the event of a claim that part of the damage was not covered or that the sums insured are mismatched.

What should you cover with comprehensive flat insurance?

With this insurance, you can cover the building, the contents, or both. In addition to the compulsory fire cover for flats in a block of flats, a multi-risk policy may include cover for water damage, storms, electrical risks, theft or burglary, third-party liability and home assistance, depending on the terms of the policy.

Does the block’s insurance cover your flat?

Not always. Group insurance may cover communal areas and individual flats, but you should check the sums insured, the scope of cover, the excesses and the insured parties. Fixtures and fittings, improvements made within the flat and family liability may require separate cover.

What to check before signing a contract

Building and communal areas

We check that the building is safe and identify which elements belong to the individual flat or to the block as a whole. Shared pipework, the roof, façades, lifts and garages may be subject to different regulations depending on the cause of the damage.

Filling and equipment

Furniture, household appliances, computers, clothing and other possessions are not automatically covered by the building’s insurance. Set a realistic sum insured and check the specific limits for higher-value items.

Responsibility towards neighbours

A water leak or other incident originating in your flat may cause damage to other properties. Check whether you have third-party liability cover and what the sum insured, excess and exclusions are.

Benefits of coordinating different insurance policies

You reduce gaps and duplication

A combined analysis allows you to see what is already covered by the block’s insurance policy and what you need to take out separately.

Select adjusted capital

See also the page on Multi-risk home insurance to find out what cover can be included.

How much does flat insurance cost?

The price you will pay depends on the building’s capital value and fittings, its location, the characteristics of the construction, the cover provided, the excesses and the claims history. The reconstruction value is not the same as the market value or the sale price of the flat.

Protection for tenants, property owners and landlords

Owner who lives in the flat

You should review the building, the contents, civil liability and assistance cover, taking into account what is already covered by the owners’ association.

Landlord with a let property

If you are the landlord of a let property, you should protect the building and any items that belong to you. You may also wish to consider insurance cover relating to liability and the specific risks associated with letting.

Tenant

If you’re a tenant, the landlord’s insurance doesn’t necessarily cover your personal belongings. Your household contents and personal liability may justify taking out your own policy.

Frequently Asked Questions about comprehensive flat insurance

Does my block of flats’ insurance cover the contents of my home?

As a general rule, you shouldn’t assume it’s covered. Check the group policy. The contents of your flat usually require their own insurance cover and sum insured.

Who pays for the damage caused to a neighbour by a water leak?

It depends on the cause of the damage, who is found to be liable and the cover provided. Report the incident promptly to the block management and the insurers involved, and keep evidence of the damage.

Please send us the details of your flat and, if possible, your block management policy. CJ Seguros will help you identify what is already covered and what still needs to be insured.
